Home warranty protects you against the high costs of repair or replacement of a home’s major systems and appliances. Usually the sellers pay for the first year of home warranty at closing. Benefit for the seller is that he has no liability if one of the home’s major systems, covered by the Home Warranty,  fails after the sale. Benefit for the buyer is, that he does not have any costs of replacement for the faulty system. The Home Warranty pays in most cases for it.
